An Electrical Installation Condition Reports (EICR) is a detailed document certified by a qualified electrician, who reports on the fixed wiring and electrical components of a building by carrying out a thorough inspection of the property's electrical installation. An EICR will will also determine whether the property complies with the current British Standard of electrical safety. EICRs can commonly be confused with PAT Testing Reports and Appliance reports but these are very different as it is not a report on the appliances within a property, rather the building itself.

How frequently do you need an EICR Report?

It is recommended that for a commercial property and a domestic property, an Electrical Installation Condition Reports is carried out every 5 years to ensure the electrical systems are maintained to protect the safety of people around the system and ensure they are not at risk. Landlords are required by law to have an Electrical Installation Condition Report carried out in order to ensure you are protected incase of the event that your tenant is harmed at the fault of the electrics in your property. We would recommend that an EICR is carried out every 5 years for a rental property or at the beginning of every new tenancy. Following the completion of the assessment we will send your report within 7 days.

What does the inspection include?

Within the inspection one of our experienced electricians will firstly check the earthing and bonding within the property is adequate. We will then go on to check the following:

  • If the properties wiring system is in good working condition.
  • Whether all fittings, sockets, and light switches are suitable and protected - we will recommend replacements if this is necessary.
